We are looking in to buying a mobile home and the park wants to do a background check and credit check….how far back do they look in the background and what exactly do they look for? Due to someone using my credit about 7 years ago I’m afraid this could cause a problem…my 2 children and me and my fiancee are hoping to leave at the end of the month (2 weeks) we already gave notice to our landlord.

They are looking to see if you have good credit, if you have been involved with law suits regarding paying people, and if you are a criminal.
Some credit issues are recorded for 7 years after they are resolved, some 10.
Since you obviously cleared up your credit card theft years ago this will not be a problem, those things are completely removed from your credit once it is proven that it is not your debt.
I would think just a routine credit check. Consider letting the mobile home park leasing office know about someone using your identity in the past. It’s best to be up front. They also can run a police check to see if you have a record. You can always ask what type of checks they ran. They will tell you that information.

they do the background check for many reasons;
My aunt had a school by her and lots of kids in her mobile park so sex offenders where a No NO cause of school zoning
also how long ago people where arrested for drug use because the longer theBetterr it shows that ur on the right track anything within the year or two shows you may still be using andthat’ss a big scare fortraffickingg or police coming all the time.
Its basically to see what kind of problems may pop up and how long ago was it
my aunt didnt like to rent to people who had been in jail a lot because fromexperiencee they get arrested than you have to clean out there mobile home and dispose of there crap and get stuck with no rent money and then get to deal with the jerk coming back and being pissed you didnt save there stuff for the 6 months or how ever long they where locked up for.
my auntprofferedd two types of people she had it set up nice to on one side it was a family side people with kids on the other it was for older people who wanted to rest kinda retire thing.
